BPIR Declaration
Declaration
GC Living Limited has prepared this declaration to meet the building product information requirements of the Building (Building Product Information Requirements) Regulations 2022 for a designated building product, Class 2.
The information below is based on the manufacturer's product specifications, fabrication processes and supporting documentation, and is, to the best of our knowledge, accurate and complete at the time of publication.
Product / System
- Name
- GC Living Aluminium Sunroom System
- Identifier
- GCL-SUNROOM
- Product line
- Custom aluminium sunroom / patio enclosure
Description
The GC Living Aluminium Sunroom System is a custom-fabricated, roofed outdoor-living enclosure designed and built to suit individual project requirements for residential use. Each sunroom is made to site-specific dimensions from powder-coated aluminium extrusions, with solid polycarbonate used for both the roof and the side cladding to provide weather protection and natural light. The system is fabricated in New Zealand from imported aluminium extrusions and installed by GC Living. Glass sliding doors and windows (a component manufactured by Plusco Aluminium Ltd) may be incorporated.
Because each unit is customised to the client's specification, the sunroom is a Class 2 designated building product under the Regulations.
Scope of Use
Intended as a roofed, polycarbonate-enclosed outdoor-living / patio space for residential use, attached to an existing dwelling. Configuration options:
- Wall-attached to an existing structure, post-supported on the open sides
- Roof & side cladding: solid polycarbonate sheet with UV protection — 3 mm / 4 mm / 6 mm options
- Ventilation: provided by operable glass doors / windows, or by omitting a polycarbonate side panel to leave an open airflow gap — the enclosure is not fully sealed
- Glass sliding doors / windows — component manufactured by Plusco Aluminium Ltd to NZS 4211, NZS 4223.3 and NZS 3504
A secure, stable mounting surface capable of supporting the design loads is essential to the structural integrity and safety of the system.
Conditions of Use — Materials & Components
- Aluminium extrusions: 6063-T5 (or equivalent alloy)
- Fixings / hardware: 316 stainless steel (for New Zealand environmental conditions)
- Roof & side cladding: solid polycarbonate sheet, UV-protected — 3 mm / 4 mm / 6 mm options
- Finish: exterior-grade architectural powder coating
- Glass sliding doors / windows (component): manufactured by Plusco Aluminium Ltd to NZS 4211:2008, NZS 4223.3:2016 and NZS 3504:1979
- Fabricated and installed by GC Living to its fabrication and installation specifications
- Maximum spans, post spacing and fixing requirements must follow the system's engineering specifications
Relevant Building Code Clauses
The clauses below relate to the GC Living sunroom system. The glazed-joinery component is manufactured by Plusco Aluminium Ltd to NZS 4211:2008 (window performance), NZS 4223.3:2016 (safety glass) and NZS 3504:1979, which addresses the glazing-related requirements (e.g. F2 safety glazing and window weathertightness/structural performance).
| B1 | Structure | Stability and load resistance (self-weight, wind, snow, imposed loads) |
| B2 | Durability | Continued performance over the building element's required service life |
| E2 | External Moisture | Junction to the dwelling and partial weather protection (ventilated, not fully sealed) |
| E1 | Surface Water | Roof drainage / disposal of collected water |
| F2 | Hazardous Building Materials | Polycarbonate panels and glass joinery — impact behaviour; glass is safety glazing to NZS 4223.3 |
Contributions to Compliance
Installation Requirements
The GC Living Aluminium Sunroom System is installed by GC Living's own installers to GC Living's fabrication and installation specifications. The sunroom must be installed on a secure, stable mounting surface capable of withstanding the design loads. Posts, beams, rafters and polycarbonate panels are assembled to the system specifications with all fixings fully tightened and components undamaged. Posts must be plumb, horizontal members level, and the structure correctly aligned. Where the sunroom attaches to an existing dwelling, the junction must be detailed to manage weathertightness. Cutting, drilling and adjustment use appropriate tools to avoid damage to the finish or panels.
Where site conditions differ from the standard installation details, a project-specific engineering review may be required.
Limitations & Design Requirements
- Intended for residential outdoor-living use; not designed for crowd-loading or heavy industrial environments.
- This is a polycarbonate outdoor-living enclosure, not a habitable room or weathertight glazed conservatory.
- Post spacing, beam spans and rafter spacing must not exceed the maximum allowable limits in the engineering specifications.
- Any deviation from the standard design (non-standard materials, added elements or structural alterations) must be supported by appropriate documentation. Glass sliding doors and windows, where specified, are a component manufactured by Plusco Aluminium Ltd to the standards listed above.
- Must be installed on a flat, stable substrate; sites prone to movement require specific engineering.
Maintenance Requirements
- Cleaning: wash aluminium and polycarbonate surfaces with mild detergent and rinse with fresh water at least every 6 months; every 3 months (or more often) in coastal, geothermal or industrial locations.
- Inspection: check fixings, joints and connections for loosening, corrosion or wear; tighten or replace as needed; watch dissimilar-metal contact points for galvanic corrosion.
- Surface care: clean powder-coated aluminium with a soft cloth — no abrasive pads or solvents; touch up coating damage promptly with colour-matched repair coating.
- Polycarbonate care: mild soapy water only; avoid sharp/abrasive tools and direct high-pressure jets on panel edges and seals.
- Drainage: keep gutters and channels clear of debris to prevent ponding or overflow.
- Glass doors / windows: maintain in accordance with the joinery manufacturer’s (Plusco Aluminium Ltd) instructions.
Warning / Ban Status (s26, Building Act 2004)
To the best of GC Living's knowledge, this building product is not subject to a warning or ban under section 26 of the Building Act 2004.
